As you settle into this beautiful property, we want to remind you of the various amenities and services available to enhance your experience. The home features four spacious bedrooms, each thoughtfully designed with your comfort in mind with private bathrooms

### Experience Luxurious Living with Breathtaking Vail Mountain Views

**1. Master Suite – Top Floor:**

Indulge in the epitome of comfort and luxury in this expansive Master Suite. Featuring a sumptuous king-size bed, you'll enjoy a restful night's sleep complemented by the stunning panoramic views of Vail Mountain right from your private balcony. Step outside to breathe in the crisp mountain air and soak in the serene landscape. The en-suite bathroom offers the perfect sanctuary to unwind after a day of adventure. Explore the thoughtfully designed flow of the space through our detailed floor plans in the Photo section! We only have Air Conditioning on the top floor.

**2. Guest Bedroom 1 – Top Floor:**

Your guests will appreciate the comforting warmth of this inviting Guest Bedroom, also located on the top floor. Complete with a cozy king-size bed and generous storage, this room promises a peaceful night’s rest. With direct access to its own private bathroom, it provides convenience and privacy. Plus, don’t forget to bask in the impressive views of Vail Mountain from the balcony! For a closer look at the layout, see the floor plans in the Photo section. We only have Air Conditioning on the top floor.

**3. Guest Bedroom 2 – Main Floor:**

Find tranquility in this charming Guest Bedroom, featuring a welcoming king-size bed that serves as the perfect retreat. This main-floor sanctuary also includes convenient access to a private bathroom, ensuring your guests enjoy their stay in comfort. **4. Guest bedroom 4-Lower Level** Bunk Room:

Perfect for families or groups traveling together, this room features two sturdy bunk beds (top full bed, bottom full bed) with its own private bathroom.

Throughout the home, you’ll enjoy the warmth of floor heating and A/C that ensure a perfect climate year-round. The inviting living room features a stunning gas fireplace, creating a snug ambiance that’s perfect for cozy gatherings after a day of outdoor adventures.

Enter through the stylish mudroom, complete with its own gas fireplace—an ideal space to kick off your gear and warm up while you unwind. This thoughtful addition is perfect for preparing for your next adventure or simply enjoying some quiet time.

**Gourmet Dining Experience:**

The dining area is a true highlight, boasting a full bar for entertaining guests, along with a wine cooler and ice machine for your convenience. Whether hosting a festive dinner party or enjoying a casual meal with family, this beautifully designed space sets the stage for unforgettable dining experiences.

**Entertainment and Relaxation:**

The kitchen is fully equipped for preparing delicious meals, and the game room offers entertainment options for everyone, ensuring endless fun for all ages. Outdoor enthusiasts will relish gathering around the fire pit under the stars or indulging in relaxing moments in our inviting hot tub, completing your perfect mountain getaway.

We have a DOGS ONLY Policy for this home.

1. **Allergies and Comfort** Many individuals have allergies or sensitivities to pets, and we want to create a comfortable living space for everyone.

2. **Property Maintenance** Pets can cause wear and tear on the property, which may lead to additional maintenance costs.

3. **Noise Control** Pets can sometimes create noise disturbances that may affect the tranquility of the community.

3. **DOGS ONLY** We are excited to welcome your dogs but unfortunately cannot accommodate any other pets. Please be sure to disclose EACH dog's size and breed, as this information is necessary for insurance purposes. We have a policy of $500 PER DOG, PER STAY, with a maximum of two dogs allowed, each weighing 60 lbs or under. We want to maintain a clean and enjoyable environment for everyone, so please remember to pick up after your pets. Failure to do so will result in a $250 fine, and we definitely want to avoid any additional fees! We also impose a $500 fine for undisclosed dogs. The first day pet fee is included in the booking (ABB), you will be charged $500, per stay, so, the additional days will be charged, and a stripe link to remit remaining balance. The second pet fee will be sent via stripe (If Applicable), you will be charged $500, per stay, so, the additional days will be charged.

We understand that pets can be beloved members of the family, and we appreciate your understanding of this policy.

**Important Parking NOTES**

**Important Notice:** This charming mountain home is located on a hillside, complete with an inclined driveway. We make sure to plow the driveway daily; however, it can become icy occasionally. During snowstorms, 4WD or AWD is essential for safely accessing the driveway. We encourage you to exercise caution while navigating and remain vigilant for any ice that may fall from roofs, patios, and other surfaces. Thank you for your understanding!

STRICT parking policy. A maximum of three cars are allowed. One in the garage, and two cars parked side by side outside the garage. NO OTHER VEHICLES ALLOWED. Our neighbor is awesome, and we CANT block his driveway whatsoever.

Additional Parking:

Down below on Vail View Dr. You'll see two white signs with arrows and you're free to park in between the signs. You must MOVE your vehicles every Monday/Friday morning before 8 am. This is for snow operations!

BUS STOP 1:

Is down on Vail View Drive. There are two stops. One with a dedicated bus stop enclosure just left from the bottom on Sandstone Dr/Vail View Dr. Go left at the bottom of the hill towards to the east about 100 yards.

BUS STOP 2:

Go down to Vail View Dr. Go right, walk down 100 yards (past the last parking sign) and you'll see a Bus stop across the street. Stay adjacent to that bus stop directly in front of the condos. The bus will stop to take you to an Epic ski day! You're the Sandstone Bus route. (Purple)

Convenience is at your doorstep with easy access to public transportation just steps away from the home. Additionally, Lionshead Village is only an 10-minute walk away offering an array of shops, restaurants, and entertainment options.

We understand that work or personal tasks may require attention even during your vacation. That's why we've provided an exclusive private office within the top floor bedroom Suite - offering dedicated workspace tailored to your needs. Reliable Wi-Fi throughout ensures seamless connectivity throughout the entire property.

Laundry won't be a hassle during your stay, as the home features a convenient stackable washer and dryer! You'll find it easily accessible to ensure your laundry needs are met effortlessly.

Parking is available for one car in the garage, and two additional vehicles may be parked side by side in front of the garage. Please be sure not to block the entry driveway or the neighboring house. Thank you for your cooperation!

To keep the living areas clutter-free, we kindly request that equipment and gear be stored outside of the main entrance closet or garage. Our exterior closet is equipped with ski racks and carefully organized to accommodate your winter sports equipment. Feel free to indulge in some outdoor fun using the sleds and snowshoes provided for your enjoyment.

Convenience is at your fingertips with easy access to public transportation just steps from the home. To catch the Sandstone Bus Route (purple), simply turn right from the house towards Vail View Drive, where the bus stop awaits to take you on your adventures.

**Please note:** Walk down the driveway, turn left, and head towards Vail View Drive. Turn right and continue to the bus stop located on the opposite side of the street. Wait for the bus to arrive, and then cross the street. Remember, there is no designated stop on this side of the street.

**Dear Guests,**

We want to ensure you have a comfortable and enjoyable stay with us! Please note that while we do have security cameras installed on the property for your safety, we do not monitor them constantly. We check the footage only during your arrival and departure, or if any issues arise during your stay.

Rest assured, we respect your privacy! Our cameras are similar to those found in hotel lobbies and exteriors, providing an extra layer of security while allowing you to relax and enjoy your time here.

**Accidental Damage Protection:** A non-refundable damage protection fee of $10 per night has been included in your reservation. This plan protects you from being held financially responsible for accidental damage or loss to the rental property caused by you or your guests, up to a total of $3,000. "Contents" refers to personal belongings and furnishings within the rental property, including furniture, appliances, electronics, and other items provided in the unit.
