1. Master Suite: This spacious and luxurious suite features a comfortable king-size bed, an en-suite bathroom with a pull-out couch for additional sleeping space if needed, direct access to the outdoor patio for enjoying the fresh mountain air, a large private office for any work or personal tasks that require attention during your vacation, and even a washer/dryer conveniently located in the spacious master closet.

2. Guest Bedroom 1 downstairs: This inviting bedroom offers a cozy queen-size bed, ample storage space for all your belongings, and a private bathroom.

3. Guest Bedroom 2 downstairs: Another charming bedroom with a queen-size bed provides a peaceful retreat for relaxation. It also has convenient access to the shared full bathroom.

4. Bunk Room: Perfect for families or groups traveling together, this room features one sturdy bunk bed (top twin bed, bottom full bed) and shares the same full bathroom as Guest Bedroom 2 and 3.

Throughout the chalet, you'll find baseboard heating and a gas fireplace that create a cozy atmosphere no matter the season. The updated kitchen is fully equipped for preparing delicious meals while the game room offers entertainment options for everyone. Outdoor enthusiasts will love gathering around the fire pit or indulging in relaxation in our inviting hot tub.

Convenience is at your doorstep with easy access to public transportation just steps away from the chalet. Additionally, Lionshead Village is only an 8-minute walk away offering an array of shops, restaurants,and entertainment options.

We understand that work or personal tasks may require attention even during your vacation. That's why we've provided an exclusive private office within our Master Suite - offering dedicated workspace tailored to your needs. Reliable Wi-Fi throughout ensures seamless connectivity throughout the entire property.

Laundry won't be an issue during your stay as we've equipped Wapo Chalet Vail with not one but two laundry rooms! You'll find full-size washers and dryers conveniently located on both levels of the chalet for added convenience.

Parking is hassle-free with our spacious heated driveway accommodating up to four standard-sized vehicles comfortably. Please note that there is no garage parking available for rental guests; however, all patios and walkways are heated for year-round accessibility.

We also welcome pets at Wapo Chalet Vail because we understand that they are part of the family too. Please ensure that your pets are under 40 lbs in weight, and you're welcome to bring up to two pets along. A $250 deposit is required as part of our pet policy, which will be reimbursed if no damages occur during your stay.

To keep the living areas clutter-free, we kindly request that equipment and gear be stored outside of the main living area. Our exterior closet is equipped with ski racks and carefully organized to accommodate your winter sports equipment. Feel free to indulge in some outdoor fun using the sleds and snowshoes provided for your enjoyment.

Convenience continues with easy access to public transportation just steps away from the chalet. The Sandstone Bus Route (purple) can be accessed by turning right from the house towards Red Sandstone Road where you'll find the bus stop waiting to whisk you away on your chosen adventures.

**RENTAL AGREEMENT**

**TERMS AND CONDITIONS**

Welcome to Alpine Co-Hosts LLC (APCH)

**COVID**

Guests affirm that they are not aware of experiencing any COVID-19 symptoms, nor are any members of their group.

**COMMUNICATION**

For any inquiries or emergencies, contact us via the reservation platform and/or our cell phones. If there is an emergency, please contact 911.

**BOOKING FEE AND PROCESS**

Upon providing credit card information, guests authorize Vacation Rental Agents like APCH to charge the agreed rental amount and any applicable fees. Guests making reservations must provide their driver's license, the number of overnight guests, and if applicable, the number of day visitors before receiving check-in instructions two days prior to arrival.

**REQUIREMENTS OF RESERVING GUESTS BEFORE ARRIVAL**

- Guest making reservation must be 25 years of age or older.
- Must be present at the property for the entire stay.
- Must disclose the number of overnight guests and daytime visitors before arrival.
- Use of bathtub and beds is at your own risk.

**MAXIMUM CAPACITY**

- APCH monitors the number of guests and visitors through outdoor cameras.
- Maximum overnight guests allowed: 12
- Maximum total guests and visitors on the property: 12
- Maximum guests and visitors on the back patio: 12
- Any undisclosed guests or visitors will result in breach of contract and possible eviction.
- APCH reserves the right to charge up to $250 per night per undisclosed guest or visitor.
- Guest making reservation is liable for any injuries if the number of people exceeds the stated limit.

**CANCELLATIONS & RESCHEDULING**

All cancellations, rescheduling, or changes must be confirmed in writing and adhere to APCH policies.

**REQUIRED FEES**

All required fees, including cleaning fees, are automatically added to each reservation.

**CLEANING**

Guests must leave the premises clean and undamaged following check-in and check-out procedures. Additional cleaning fees may be charged for any excessive cleaning required.

**REFUNDS**

This Rental Agreement is binding between Guests and APCH. Refunds will not be provided for early departures, non-arrival of party members, or if Guests choose to depart early, except as per policies.

**CHECK-IN & CHECK-OUT**

Check-in time is 4:00 PM or later, and check-out is by 10:00 AM. Early check-ins or late checkouts may incur extra charges.

**NON-SMOKING**

895 Red Sandstone Circle, Unit B, Vail, CO, 81657 is a non-smoking property. Guests agree to pay for any odor abatement if smoking occurs in the house.

**ALCOHOL & DRUGS**

- No underage drinking is allowed.
- Illegal drug use is prohibited.

**VISITORS**

- Number of visitors must be pre-approved.
- Overnight visitors must be pre-approved.

**USE OF PREMISES**

- Respectful use of the property is expected.
- Disruptive behavior, noise, or activities are prohibited.
- Alpine Co-Host reserves the right to terminate the agreement for any violations.

**AMENITIES AND FEATURES**

Provided on a best-efforts basis; APCH is not liable for service interruptions or equipment failures.

**FURNISHINGS**

Guests must not rearrange furniture, and additional fees may apply if rearranged.

**PROPANE GAS GRILL**

Prohibited to add charcoal to propane grills; replacement fees may apply if misused.

**MAINTENANCE ISSUES**

Notify APCH immediately for any maintenance needs. Repairs due to guest neglect may incur additional charges.

**ANIMALS OR INSECTS**

Guests may encounter various wildlife; no refunds for encounters.

**CONSTRUCTION**

No refunds for inconveniences due to construction or routine maintenance.

**RIGHT OF ENTRY**

APCH reserves the right to inspect the property as needed.

**ITEMS LEFT AT HOME**

APCH is not responsible for items left behind.

**PROPERTY MANAGER DISCLOSURE**

APCH acts in the best interests of property owners; guests are licensees, not tenants.

**DAMAGES TO PROPERTY**

Guests are liable for any damages caused during their stay.

**VIOLATION OF TERMS**

APCH may terminate agreement for violations without refund.

**DISPUTES**

Governing laws apply to all disputes related to this agreement.

**INTERNET ACCESS TERMS**

Internet access is provided under Comcast Business terms. Guests are responsible for lawful use and agree to indemnify APCH for any violations.

**OCCUPANCY AND VEHICLE LIMIT**

Maximum occupancy and vehicle regulations apply.

**SLIPPERY AND ICY CONDITIONS**

Guests are to be cautious of slippery conditions and open flames.

**EQUIPMENT/GEAR**

No equipment/gear allowed inside; store in the garage.

**TRASH**

Follow guidelines for trash and recycling disposal. Trash Is located in front of Unit A garage. And trash pick up is every Thursday morning.

**GOVERNING LAWS**

Abide by local laws, rules, and regulations.

**CHECKOUT**

Checkout is at 10 AM unless otherwise arranged with APCH.
