**RENTAL AGREEMENT**
**TERMS AND CONDITIONS**
Welcome to Alpine Co-Hosts LLC (APCH)
**COVID**
Guests affirm that they are not aware of experiencing any COVID-19 symptoms, nor are any members of their group.
**COMMUNICATION**
For any inquiries or emergencies, contact us via the reservation platform and/or our cell phones. If there is an emergency, please contact 911.
**BOOKING FEE AND PROCESS**
Upon providing credit card information, guests authorize Vacation Rental Agents like APCH to charge the agreed rental amount and any applicable fees. Guests making reservations must provide their driver's license, the number of overnight guests, and if applicable, the number of day visitors before receiving check-in instructions two days prior to arrival.
**REQUIREMENTS OF RESERVING GUESTS BEFORE ARRIVAL**
- Guest making reservation must be 25 years of age or older.
- Must be present at the property for the entire stay.
- Must disclose the number of overnight guests and daytime visitors before arrival.
- Use of bathtub and beds is at your own risk.
**MAXIMUM CAPACITY**
- APCH monitors the number of guests and visitors through outdoor cameras.
- Maximum overnight guests allowed: 14
- Maximum total guests and visitors on the property: 14
- Maximum guests and visitors on the back patio: 14
- Any undisclosed guests or visitors will result in breach of contract and possible eviction.
- APCH reserves the right to charge up to $250 per night per undisclosed guest or visitor.
- Guest making reservation is liable for any injuries if the number of people exceeds the stated limit.
**CANCELLATIONS & RESCHEDULING**
All cancellations, rescheduling, or changes must be confirmed in writing and adhere to APCH policies.
**REQUIRED FEES**
All required fees, including cleaning fees, are automatically added to each reservation.
**CLEANING**
Guests must leave the premises clean and undamaged following check-in and check-out procedures. Additional cleaning fees may be charged for any excessive cleaning required.
**REFUNDS**
This Rental Agreement is binding between Guests and APCH. Refunds will not be provided for early departures, non-arrival of party members, or if Guests choose to depart early, except as per policies.
**CHECK-IN & CHECK-OUT**
Check-in time is 4:00 PM or later, and check-out is by 10:00 AM. Early check-ins or late checkouts may incur extra charges.
**NON-SMOKING**
61 Village Place, Edwards, CO, 81632 is a non-smoking property. Guests agree to pay for any odor abatement if smoking occurs in the house.
**ALCOHOL & DRUGS**
- No underage drinking is allowed.
- Illegal drug use is prohibited.
**VISITORS**
- Number of visitors must be pre-approved.
- Overnight visitors must be pre-approved.
**USE OF PREMISES**
- Respectful use of the property is expected.
- Disruptive behavior, noise, or activities are prohibited.
- Alpine Co-Host reserves the right to terminate the agreement for any violations.
**AMENITIES AND FEATURES**
Provided on a best-efforts basis; APCH is not liable for service interruptions or equipment failures.
**FURNISHINGS**
Guests must not rearrange furniture, and additional fees may apply if rearranged.
**PROPANE GAS GRILL**
Prohibited to add charcoal to propane grills; replacement fees may apply if misused.
**MAINTENANCE ISSUES**
Notify APCH immediately for any maintenance needs. Repairs due to guest neglect may incur additional charges.
**ANIMALS OR INSECTS**
Guests may encounter various wildlife; no refunds for encounters.
**CONSTRUCTION**
No refunds for inconveniences due to construction or routine maintenance.
**RIGHT OF ENTRY**
APCH reserves the right to inspect the property as needed.
**ITEMS LEFT AT HOME**
APCH is not responsible for items left behind.
**PROPERTY MANAGER DISCLOSURE**
APCH acts in the best interests of property owners; guests are licensees, not tenants.
**DAMAGES TO PROPERTY**
Guests are liable for any damages caused during their stay.
**VIOLATION OF TERMS**
APCH may terminate agreement for violations without refund.
**DISPUTES**
Governing laws apply to all disputes related to this agreement.
**INTERNET ACCESS TERMS**
Internet access is provided under Comcast Business terms. Guests are responsible for lawful use and agree to indemnify APCH for any violations.
**OCCUPANCY AND VEHICLE LIMIT**
Maximum occupancy and vehicle regulations apply.
**SLIPPERY AND ICY CONDITIONS**
Guests are to be cautious of slippery conditions and open flames.
**EQUIPMENT/GEAR**
No equipment/gear allowed inside; store in the garage.
**TRASH**
Follow guidelines for trash and recycling disposal. Trash Is located in front of Unit A garage. And trash pick up is every Thursday morning.
**GOVERNING LAWS**
Abide by local laws, rules, and regulations.
**CHECKOUT**
Checkout is at 10 AM unless otherwise arranged with APCH.
